Approved Document K of the Building Regulations is the standard that governs falls from height at dwellings, and its logic is simple: wherever a person could fall more than 600mm, guarding is required. For external areas of a home, which includes raised decking and balconies, that guarding must be at least 1100mm high. Openings anywhere in the guarding must be small enough that a 100mm sphere cannot pass through, which is the rule that stops a toddler slipping between spindles or under a bottom rail.

Those numbers are the minimum, and how they are achieved matters as much as the figures. A balustrade is only as strong as its fixings: posts must be anchored into the deck structure, not just the boards, and glass systems must use the correct toughened or laminated specification for their fixing method. On family decks we also detail stair guarding, gates where clients want them at stair heads, and board surfaces chosen for grip when wet. This is the standard we build to on every raised deck, with or without a building control application.

Boundaries & Neighbours

The Party Wall Act & Decking in Beckenham

Beckenham’s semis share boundaries, and its older streets carry mature brick garden walls, so the Party Wall etc. Act 1996 is worth understanding before building a raised deck. The Act is engaged if post foundations are excavated within 3 metres of a neighbouring building or structure and deeper than that structure’s foundations, which requires a Section 6 notice served at least one month before work starts. A deck raised above a garden changes how the space is used: dining moves outside, children treat it as a stage, and summer gatherings concentrate a surprising number of people on a few square metres. The structure has to be designed for that concentrated live load, with beams and posts sized for crowds rather than a quiet afternoon, and the guarding has to hold firm at its 1100mm height when leaned on by adults, not just brushed by children.
