Bromley is the largest of the London boroughs by area, and it feels it: the housing runs from Edwardian semis near the town centre through inter-war and post-war family houses to substantial detached homes in Bickley and Sundridge, most of them with proper gardens. Larger plots give raised decking room to work harder, whether that means levelling a long sloping lawn, building a generous entertaining terrace off the back of the house, or stepping a deck down a gradient in stages.

A 40m² elevated deck carries a very different load from a small terrace platform, and the sub-frame has to be designed accordingly, not scaled up by eye.

Structural Loading on Larger Elevated Decks

The loads on a deck scale with its area. Every square metre of decking must be designed to carry people, furniture and weather on top of the structure’s own weight, so a large Bromley entertaining deck concentrates serious load into its posts and foundations. Get the beam spans wrong and a big deck feels bouncy underfoot; get the post spacing wrong and it overloads individual foundations. Neither is acceptable on our jobs.

For generous plots we often recommend multi-level designs: two or three smaller platforms stepping down a slope rather than one tall monolithic structure. Levels reduce the maximum height, which reduces post lengths, bracing requirements and often the planning burden, while making the garden more usable. Where a client wants a single large elevated deck, we size every member for its actual span and load, and bring in a structural engineer for anything at the limits of standard carpentry practice. Hot tubs deserve a special mention: filled, they are extremely heavy, and a deck that will carry one must be designed for it from the start.

Boundaries & Neighbours

The Party Wall Act & Decking in Bromley

Detached houses dominate parts of Bromley, and a deck in the middle of a large detached plot rarely goes anywhere near the Party Wall etc. Act 1996. But the borough has plenty of semis and closer-set streets too, and there the Act can be engaged in the same two ways as anywhere else: excavating post foundations within 3 metres of a neighbouring building or structure and deeper than its foundations requires a Section 6 notice one month in advance, and building off a shared garden wall requires notice for work on a party fence wall.

The practical question is usually the depth of the neighbour’s footings. Garages, garden rooms and old boundary walls near the line often sit on shallow foundations, and a raised deck’s post pads can easily go deeper. We measure distances and assess likely foundation depths at the survey, and if notice is needed we say so before you commit, not after the frame is half built.

Guarding on raised decks is governed by Approved Document K of the Building Regulations. The requirement applies wherever a person could fall more than 600mm, and for external residential areas the guarding must be at least 1100mm high with no gap that a 100mm sphere can pass through. On a family deck those numbers are not bureaucracy; they are what stands between a running child and a drop.

Planning Guidance

Planning Permission for Raised Decking in Bromley

The planning position for decking is set by height. Up to 300mm above ground level, decking is generally permitted development. Above 300mm it becomes a raised platform, excluded from permitted development, and a planning application to the London Borough of Bromley is normally needed. Total coverage matters too: decking plus outbuildings and extensions must not exceed half the garden, a limit that is rarely an issue on Bromley’s larger plots but still worth knowing.

Bromley has a number of conservation areas, including Bromley Town Centre, and conservation area status can influence how the council views a prominent raised structure. Listed buildings carry the strictest controls: decking within the curtilage of a listed building has no permitted development rights at any height. A stepped multi-level design that keeps each platform at or below 300mm can sometimes achieve the feel of a raised deck without an application at all, and we will tell you when that route makes sense. Do I need planning permission for raised decking in Bromley?

Decking no more than 300mm above ground is generally permitted development. Above that it is a raised platform and normally needs a planning application to the London Borough of Bromley. Coverage is also capped: decking plus outbuildings must not exceed 50% of the garden. Conservation areas and listed buildings carry extra restrictions, so always confirm the position for your own address with the council.

Can a raised deck take the weight of a hot tub?

Only if it is designed for one. A filled hot tub with occupants can weigh well over a tonne concentrated in a few square metres, far beyond normal deck loading. It needs closer joist centres, additional beams and posts, and often engineer input. Tell us at the survey stage if a hot tub is planned, even as a future possibility, and we will design the structure accordingly.

Is a multi-level deck better than one tall deck on a sloping garden?

Often, yes. Stepping the deck down a Bromley slope in two or three platforms reduces the maximum height, which simplifies the structure, reduces balustrade requirements and can keep each level within the 300mm permitted development threshold.
