Compact does not mean simple. Small gardens often hide the hardest ground: builders’ rubble from Victorian construction, old paving layers, drains crossing exactly where a post wants to stand. We locate services and investigate bearing conditions before the design is fixed, and where a garden steps down towards the rear, common on the streets running towards the river, we design the frame for its tallest edge with bracing to match.

Boundaries & Neighbours

The Party Wall Act & Decking in Chiswick

Close boundaries make the Party Wall etc. Act 1996 a live question on most Chiswick terrace projects. The excavation rule is the usual trigger: dig post foundations within 3 metres of a neighbouring building or structure, deeper than that structure’s foundations, and a Section 6 notice must be served at least one month before work starts. In a garden five metres wide, effectively every post position is within 3 metres of somebody’s structure, so the question becomes about depth: whether your foundations go below theirs. Shallow pad foundations often keep small decks outside the Act; taller decks with deeper footings may engage it.

The second trigger is the walls themselves. Chiswick’s shared brick garden walls are party fence walls where they sit astride the boundary, and bearing a deck on one, raising it, or cutting fixings into it requires notice. Our default design keeps the structure freestanding and clear of shared walls precisely to avoid this, but where a wall-supported design is genuinely better we explain the notice process, the 14-day response window, and build once the position is settled.

The guarding rules do not shrink with the garden: wherever a deck edge presents a drop of more than 600mm, Approved Document K requires guarding at least 1100mm high for external residential areas, with no opening a 100mm sphere can pass through. In compact gardens the balustrade is proportionally more visible, so its design carries real weight in how the finished space feels.

For small walled gardens we often suggest glass, which protects without visually shrinking the plot, or slim powder-coated metal, which suits both Victorian and Edwardian stock. Timber balustrades remain the most economical compliant option and take paint colours well against London brick. All three meet Part K when specified and fixed correctly.

Planning Guidance

Planning Permission for Raised Decking in Chiswick

The standard rules apply in Chiswick: decking at or below 300mm above ground is generally permitted development; above 300mm it is a raised platform normally requiring a planning application to the London Borough of Hounslow; decking plus outbuildings must not cover more than half the garden; and nothing forward of the principal elevation. Rear garden decking may be unaffected, but the direction makes assumptions risky: confirm with the council for your specific address, and we check as part of our survey.
