It is a different kind of build from an open suburban plot, and it rewards carpenters who plan carefully.

Structurally, the rules do not bend for access: loads still travel down through posts into foundations, and the taller the deck, the stiffer the frame needs to be. We size posts and beams for the actual span and load, brace anything tall enough to sway, and keep timber clear of standing moisture so the frame lasts as long as the boards. Gardens close to the river can have softer ground, so we always check what the posts will actually bear on before specifying foundations.

Boundaries & Neighbours

The Party Wall Act & Decking in Twickenham

This is the section to read closely if you live in a terrace. The Party Wall etc. Act 1996 is not just about walls in the house; it covers garden boundaries too. Two scenarios are relevant to decking. First, excavation: dig a post foundation within 3 metres of a neighbouring building or structure, deeper than that structure’s own foundations, and you must serve a Section 6 notice at least one month before starting. Old garden walls often have footings only a spade-depth down, which makes this easier to trigger than most people assume. Second, bearing: fix a deck ledger or beam to a shared garden wall and you are carrying out work on a party fence wall, which needs notice under the Act as well.

Neither situation stops the project. A notice is a notification, not a permission: the neighbour can consent in writing, and most do within the 14-day response period. Where there is a dispute, surveyors resolve it through an award. Our approach in Twickenham is simple: we identify at the site visit whether the Act is engaged, design the deck to avoid triggering it where that is practical, and tell you honestly when notice is the right course.

Any raised deck with a drop of more than 600mm at its edge needs guarding under Approved Document K of the Building Regulations. For the external areas of a home that guarding must stand at least 1100mm high, and no opening in it may allow a 100mm sphere to pass, which in practice governs the spacing of spindles and the gaps beneath rails.

Balustrade choice changes the feel of a Twickenham garden deck more than any other decision. Timber suits the Victorian stock, powder-coated metal reads more contemporary, and glass keeps a long narrow garden feeling open rather than fenced. All three comply with Part K when specified and fixed correctly, and we install all three.

Possibly. If post foundations go in within 3 metres of a neighbouring building or garden structure and deeper than its foundations, a Section 6 notice is required at least one month before work begins.
